For those who travel on a budget, Airbnb is the perfect alternative to staying in a hotel. With flexible rates and accommodations, Airbnb offers rental homes, apartments, and rooms at a fraction of the price than hotels. Due to its high demand, homeowners can earn an additional monthly income renting out their living space to travelers. If you are interested in renting out either a single room or your entire house, there are some things you need to do to prepare. Below are the top tips to consider when renting your home through Airbnb. 

Remove Personal Items

If the home you are renting out is family-owned or a primary residence, you may have some personal items that need to be held in a safe space. Items such as financial documents, photos albums, family heirlooms, etc. can be kept in a nearby storage locker for both easy access and peace of mind.

Stockpile Necessities

Items such as soap, paper products, and cleaning solutions need to be on-hand and ready for the next guest. Rather than running to the store each week, save time by purchasing this material in bulk and keeping extra supplies in a nearby storage unit. We recommend also purchasing additional linen and towels in the event that they may be damaged and need replacing. 

Be a Minimalist 

When taking photos of the space for your online listing, keep furnishings and decor to a minimum. Renters like to see clean, open spaces where they can envision themselves feeling comfortable. Too much furniture can cause the room to appear smaller and will hinder travelers from booking the space.  Remove big and bulky sofas, chairs, or tables and replace with clean and simple styles. 

Inspect for Hazards 

Before renting, inspect every aspect of your home to make sure it is safe for guests. Faulting wiring, fire hazards, or any minor damages in the home that could cause someone to trip or fall should be carefully examined and fixed. Check each smoke detector to make sure they are working property and purchase carbon monoxide detectors to place throughout the home. Be sure to include a first-aid kit in the home, as well as a list with your information in the event of an emergency. 

Consider Amenities 

Keep in mind that your renters will most likely be on vacation, or traveling for work and will want to feel as comfortable as possible. To ensure you receive the best rating, purchase a durable mattress as well as quality bedding and pillows. Walk throughout the home and provide necessities such as towels, toiletries, packs of coffee or tea, and basic appliances. You will want to make sure that guests can enjoy the space and have everything they need to perform their normal routine. For a bonus, purchase soft robes to hang in the closet, as well as local brochures and magazines. 

Once you have made the appropriate changes to your space, you are well on your way to earning raving reviews from guests. Positive reviews allow you to increase your prices and ensure you are bringing in enough business to your listing.
